Maintenance Agreements

Thermodynamics Mechanical Services Inc. offers seasonal or half year maintenance agreements, which are designed specifically for each customer and the type of equipment needed to be serviced. We perform work on all commercial and industrial businesses from schools, factories, churches, government buildings, town buildings, auto garages, hotels, malls, and large retail stores.

*Customers with maintenance agreements receive discounted rates on service and repair costs.

Preventative Maintenance

Why is preventative maintenance important?

What does our preventative maintenance program consist of?
Each piece of equipment we perform an inspection on, you will receive a maintenance tasking list. Some of the common inspections are to include the following procedures.


Spring – Air Conditioning Start Up Inspections

  • Replace filters, check/change belt if necessary
  • Clean condenser coil using chemical solution and pressure washer. Note: This procedure helps air conditioning equipment to run at its peak efficiency to save you money.
  • Clean condensate traps
  • Monitor refrigerant pressures & record
  • Lubricate motors/bearings/linkages, and clean blower wheel
  • Check and record voltages/amp draws on major electrical components
  • Check economizer operation if applicable
  • Test power exhaust if applicable
  • Visually inspect, and tighten all electrical components/connections
  • Check safeties, and overall condition of equipment


Summer – Mid Season Cooling Inspections

  • Check/replace filters and belts per contract
  • Check/record refrigerant pressures
  • Check/record voltages/amp draws on all major electrical components
  • Lubricate motors/linkages as necessary
  • Check economizer operation
  • Check overall condition of equipment


Fall- Heating Start-up Inspections

  • Replace filters, check/change belt if necessary
  • Check heat exchanger for cracks or wear
  • Check gas pressure to unit, and record
  • Check/clean burner assembly - Test operation of all safeties
  • Lubricate motors/bearings/linkages, and clean blower wheel
  • Check/record voltages/amp draws of all major electrical components
  • Check economizer operation if applicable
  • Visually inspect, and tighten all electrical components/connections


Winter – Mid Season Heating Inspections

  • Replace filters, check/change belts per contract
  • Check burner for proper flame
  • Lubricate motors/linkages as necessary
  • Check/record voltages/amp draws of all major electrical components
  • Check overall condition of equipment
